How it works
Step 1: Borrower Submits Loan Request
- The borrower completes our Loan Intake Form with deal details.
- We collect documents including: purchase contract, rehab budget (if applicable), photos, and credit background.
Step 2: Deal Review & Packaging
- BJC reviews the borrower’s request to ensure it meets private lending criteria.
- We create a clean loan summary package for lender review—highlighting the property, borrower experience, deal structure, and exit plan.
Step 3: Private Lender Match
- We present the packaged deal to qualified private lenders in our network.
- Lenders review and respond with terms, interest rate, and points.
- Once matched, we issue a Letter of Intent (LOI) confirming the terms.
Step 4: Underwriting & Title Coordination
- The lender or BJC may request additional docs (appraisal, title commitment, insurance, entity docs, etc.).
- We coordinate with title/escrow to prepare the file for closing.
Step 5: Closing & Funding
- All parties sign closing documents through a licensed title company.
- The lender wires funds directly to escrow.
- BJC collects its broker fee through title at closing.
Step 6: Loan Servicing & Payoff
- The borrower makes monthly payments directly to the lender or through a servicing company (if applicable).
- When the project is completed or refinanced, the loan is paid off and the lender receives full principal plus interest.
